Stage 1 · Inspect
Roof, structure, services, moisture.
Four stages of a renovation, costed before anything is committed.
Every renovation that overruns did so because the budget was set from a walkthrough. We inspect properly, cost the scope with trades rather than from a spreadsheet, and carry a contingency that reflects the age of the building rather than a flat ten per cent applied out of habit.
Roof, structure, services, moisture.
What must be done against what could be.
Priced with trades, not estimated.
Including walking away.
Established before work starts.
Electrical, plumbing, roofing.
Scheduled and attended.
Closed out, not left open.
Unpermitted work is the cheapest decision available during a renovation and the most expensive one at resale, when it surfaces in a title search or an inspection. Permits are pulled where required, inspections attended, and the work signed off so it transfers cleanly.
Money goes into the roof, the panel, the plumbing and the air handler before anything that photographs well. A renovation that leads with kitchens and leaves a twenty-year-old roof has spent its budget on the part a surveyor will not care about.
Roof, flashing, drainage.
Electrical, gas, structure.
Plumbing, air conditioning.
Durable, and in keeping.
As the work happens, not after.
Checked, not assumed.
Registered in the property's name.
Complete, at sale.
A renovated property is worth more when the evidence exists: what was done, by whom, under which permit, with which warranty. Assembling it as the work happens costs nothing; reconstructing it two years later during a sale is often impossible.
