What the work
actually costs.

Renovation budgets fail for one reason: the number was set before anyone opened a wall. Costing properly before committing is unglamorous and it is the entire discipline.

What we do

Four stages, costed before committing

This page describes our renovation work. It is not an investment offering and nothing here solicits one.

How it works

How we work

Cost it honestly, permit it properly, fix the systems first, and keep the paperwork that proves it.

Inspect and cost

With trades, before committing to anything.

Permit and licence

Pulled where required, inspections attended.

Systems before surfaces

Roof and services before kitchens.

Document everything

So it transfers with the property.

How we work

A Florida renovation company — and this is not an offering

OHP Hammer Time Syndicate LLC is a limited liability company registered in the State of Florida, document number L22000249905, filed in 2022, with registration details on public record with the Florida Division of Corporations.

The word syndicate in our name attracts a predictable question, so the answer is on the page rather than buried. Nothing here is an offer to sell or a solicitation to buy any security, membership interest or participation, and no offering is made through this website to anyone. We are not registered with the SEC or the Florida Office of Financial Regulation, we are not a broker-dealer or investment adviser, and we give no investment advice. We are also not licensed general contractors — permitted work goes to licensed trades.

Frequently asked

The questions we get most

Can I invest with you?

Not through this website. Nothing here is an offer or a solicitation, and no offering is made to anyone who reads it. We are not registered with the SEC or the Florida OFR.

Why is 'syndicate' in the name?

It is the registered company name. It does not mean an investment is being offered to the public on this site, and we would rather say so plainly than let the name imply otherwise.

Do you publish your returns?

No. Showing returns on a public website is exactly the kind of general solicitation that we do not engage in, and past results would not indicate future ones in any case.

Do you do the building work yourselves?

No. We are not licensed general contractors. Licensed trades do the work and permits are pulled where the work requires them.

Why does unpermitted work matter so much?

Because it surfaces later — in a title search, an inspection or an insurance claim — and by then it is the new owner's problem and the seller's liability.

Will you buy my property?

Possibly. Send the details and we will give you an honest answer, including when an agent would serve you better.

Got a property or a trade enquiry?

Send the details. This is not an investment enquiry line.
